We offer two types of letting service; Full Management and Tenant Finder.
Full Management
Our Full Management service takes the responsibilities of being a Landlord off your hands to make life easier for yourself. Our management service includes:
- Initial visit, rental appraisal and lettings advice
- Dynamic marketing of the property
- Accompanied viewings
- Obtaining references from employers, current/previous Landlords, character references and a credit check of all prospective Tenants
- Drawing up an Assured Shorthold Tenancy Agreement
- Meter readings taken
- Collection of rent payments on a monthly basis
- Inspecting the property periodically
- Being first point of call in the event of any maintenance issues. As agents we will contact you to discuss matters needing attention in order for you to action or resolve
- Deposit held under the Dispute Service
- Arrange all maintenance and repairs up to a previously agreed limit> For any works that are beyond the agreed limit we will obtain two quotations, which will be presented to you for approval
- Prepare Tenants vacation report, collect meter readings check inventory and condition report, report to you and make arrangements for any repairs, cleaning etc.
- State of condition/inventory undertaken for unfurnished and furnished properties at a reduced cost if required
- Energy Performance Certificate & Gas Safety Record arranged at a cost
Tenant Finder
The Tenant Finder service is suited more for the hands on Landlord to manage their own property.
- Initial visit, rental appraisal and lettings advice.
- Dynamic marketing of the property.
- Carry out accompanied viewings.
- Obtain references from employers, current/previous Landlords, character references and obtain a credit check of all prospective Tenants;
- Draw up an Assured Shorthold Tenancy Agreement.
- Collect the first months rent in advance.
- Supply the Tenants with sets of keys, supplied by the Landlord.
- Account to the Landlord usually within 7 working days.
- State of condition/inventory undertaken for unfurnished and furnished properties at a cost, details appended to this agreement.
- Energy Performance Certificate arranged at a cost.
- Gas Safety Record if so required.
Fee: The equivalent to 2 week’s rent + VAT, or a minimum of £300 + VAT
