Choosing the right agent

Thankyou for choosing to rent your new home through Cockett Henderson. It is our intention to make your move as stress free as possible. This guide includes a list of details required about yourself, a plan for procedure and information you may find useful.

Finding the right place

First choose your new home from the quality properties available. Personal viewings and one to one interviews show we care about your criteria and needs.

It is important when attending viewings to have a mobile phone for contact. There are also a few numbers on the right hand side you might find useful. These are in our printable guide, found at the bottom of this page.

Document you need to provide

You MUST provide photographic proof of ID when you put a part deposit holding sum on any property (£185 for a single tenant). This secures the property whilst the references are checked and forms the part of the Deposit. £85 of this is an administration fee and is non refundable (£25 charge for each additional tenant thereafter). The other £100 is refundable in the event we decline your application but NOT if you change your mind.

You may be asked for the names and addresses of (1) Employer , (2) Current and/or previous Landlord , (3) Two people who will supply a character reference .

You need to provide documentary evidence of your income . This should be a P60 and/or 5 wage slips. If you are self-employed you will need to provide certified accounts. Two current bank statements must be shown .

It is our policy to undertake a check witha a credit reference agency. This means a check is made that you are listed on the electoral register at the address you have provided and that any County Court Judgements are brought to our notice. If at any time you feel uncomfortable with this or suspect that there may be adverse comments arising from this please mention it at once. This may not preclude you from proceeding with the Let.

If you have difficulty providing any of the above information, please speak with us as soon as possible.

You will be notified, preferably by phone, of the outcome of the reference checks. A mutually agreeable date for signing of the Assured Shorthold Tenancy and you moving date will be booked. The Tenancy Agreement MUST be signed our Broadstairs office and ALL persons to sign MUST attend at the appointed time. There are no exceptions to this rule.

The full balance of Deposit (one month's rent) plus rent (one month's in advance) must be paid at this time (in CASE or by BANKERS DRAFT).

Upon satisfactory signing of the Tenancy Agreement you will be supplied with a rent book and a set of keys. You may have further sets of keys made at your expense but you are required to surrender all keys at the end of the Tenancy term.

It is your responsibility to notify Thanet District Council regarding the Council Tax and Southern Water for the Water Rates but we will help when possible if there are any problems. Any failure to pay these is a breach of your contract. BT will only deal with you, the Consumer. The Gas and Electricity suppliers should be contacted in good time before the moving date.
