Need a new home?
We understand that searching for a new home to rent can be stressful, with so many properties available it can appear daunting.
With this in mind our friendly, approachable team is always on hand to answer any questions and to make the whole process as smooth as possible.

Application Process
Once you've found the property you want, you will be asked to pay a holding deposit. This will be deducted from your first month's rent when you move in. Also, an administration fee per applicant is payable. This fee includes an application, tenancy & administration fee.
Complete and return the application form along with the following:
- Passport/Driving licence
- Last three months' bank statements
- Last three months' wage slips
- Utility/Council tax bill
A copy of the above documents will be taken at the office and kept on record.
We will then begin processing your application. This will involve a credit check, as well as gathering references from your employer and previous Landlord, where applicable.
Once we have received your references and credit check, providing they are satisfactory, we will invite you to come into the office at a mutually convenient time to sign a Tenancy Agreement. Please note anyone over the age of 18, who will be living at the property, must be named on the Tenancy Agreement.
After the Tenancy Agreement has been signed and all monies paid, Cockett Henderson will then hand over your keys and you can move in!
Please note: On the day of signing Tenancy Agreements, we will require cleared funds in the form of cash or Banker's Draft before releasing keys. If you wish to pay by cheque, we will not be in a position to sign Tenancy Agreements and release keys, until funds have cleared.
At the point of signing the Tenancy Agreement, you will also receive the following documentation:
- A copy of the annual Landlord's Gas Safety Record if applicable
- A copy of the Energy Performance Certificate relating to the property
- Inventory/Check-in Report
- Details of your Landlord
- Details of who to contact in case of emergency or if you have any queries
- Standing Order Mandate if required
- Receipt of first month's rent
- Tenancy Deposit Scheme certificate confirming where your deposit will be held, if applicable
On the day of signing Tenancy Agreements, we will take meter readings for the utility companies and inform of your new occupation, including Thanet District Council.
We will always ask for one month's rent and the deposit to be paid in advance.
The deposit will be paid into the Tenancy Deposit Protection scheme to ensure that it's return is dealt with fairly. You will also receive a certificate which must be kept safely.

- We make sure all properties are cleaned and are to high standards.
- Deposits are securely held by the The Dispute Service in the Tenancy Deposit Scheme.
- The credit and referencing service enables you to have a very quick response.
